Which method fits your surface?
Pressure is for hard, flat surfaces. Choose yours to see how we clean it and what we will not do.
Concrete driveway and garage apron
Method
Pre-treat oil and rust spots, clean with a rotary surface cleaner so the pattern is even, then rinse.
Equipment
Surface cleaner on a commercial pressure washer.
We avoid
Wand-only passes that leave stripes.
Sidewalks, curbs and entry walks
Method
Surface cleaner on flat areas, wand at edges and joints, rinse away from doors and plant beds.
Equipment
Surface cleaner and wand with the right tip.
We avoid
Spraying toward doors, windows and landscaping.
Patios, lanais and pool-deck concrete
Method
Lower pressure with the surface cleaner, water kept off screens, sliders and enclosure seals.
Equipment
Surface cleaner at reduced pressure.
We avoid
High pressure near screens and sliding doors.
Pavers
Method
Moderate pressure with the surface cleaner, then check the joints. Joint sand may need to be replaced after cleaning.
Equipment
Surface cleaner at reduced pressure.
We avoid
A close-range tip, which etches pavers and blows out joint sand.
Wood, painted and soft surfaces
Method
We soft wash these instead, using low pressure and a cleaning solution.
Equipment
Soft-wash pump (see House Washing).
We avoid
High pressure on wood, paint and stucco.

BeforeAfterWhy concrete turns dark in Tampa
Humidity, summer rain and shade keep driveways and walks damp, and Florida irrigation water adds its own stains.
Algae and mildew
Humidity, summer rain and shade feed algae and mildew that turn driveways and walks dark.
The surface cleaner lifts the growth evenly across the slab, without stripes.
Rust from irrigation
Irrigation water often carries iron, which leaves orange rust stains on concrete.
Rust needs a specific treatment, so we test a small area and tell you what to expect before we start.
Oil drips and tire marks
Oil drips and tire marks build up on driveways and garage aprons.
We pre-treat oil spots before cleaning and tell you which old stains will fade rather than disappear.
Recent job: a paver pool deck and spa in Oldsmar
On 26 October we pressure washed the brick paver pool deck and spa surround of a home in Oldsmar, in Pinellas County. Dark grime and stains had built up across the pavers. We ran a rotary surface cleaner over the open areas for an even finish, then rinsed the joints, the edges and the spa coping by hand with the wand. The photos and clips below are from that visit.

Pressure washing or soft washing?
They are two different methods. Pressure washing uses high pressure to lift dirt from hard surfaces like concrete and pavers. Soft washing uses low pressure and a cleaning solution, and it is the right choice for siding, stucco, painted surfaces and roofs, where high pressure causes damage. We do both and tell you which one each surface needs. See house washing for siding and stucco.
After the cleaning: sealing
Clean pavers can be re-sanded with polymeric sand and sealed. That is a separate service: paver and concrete sealing.
Commercial properties
For sidewalks, parking areas and dumpster pads, see commercial pressure washing.
What sets the price
Pressure washing is priced per job, mainly by the area to clean and its condition.
Area
The square footage of driveway, walks, patio or pool deck.
Surface
Plain concrete, pavers and stamped concrete each need their own pressure and care.
Condition
Heavy algae, rust or oil stains need pre-treatment and more time.
Access
Gates, steps and the distance to a water supply change the setup.
Anything you add
House washing and paver sealing are quoted separately.

Questions about pressure washing in Tampa
What is the difference between pressure washing and soft washing?
Pressure washing uses high pressure on hard surfaces like concrete; soft washing uses low pressure and a cleaning solution on siding, stucco, painted surfaces and roofs.
Can pressure washing damage my driveway?
Used correctly, no. Too much pressure or the wrong tip can etch concrete and pavers, so we match the pressure and the equipment to each surface.
Do you clean pavers?
Yes. We clean pavers at reduced pressure with a surface cleaner and check the joints afterwards; joint sand may need to be replaced, and sealing is a separate service.
Will pressure washing remove rust stains?
Sometimes. Rust from irrigation often needs a specific treatment, so we test a small area and tell you what to expect before we start.
How often should I pressure wash my driveway?
It depends on shade and moisture. Shaded, damp areas get algae back sooner than sunny ones, so we tell you what to expect for your driveway.
Do you pressure wash roofs and siding?
No. We soft wash roofs, stucco and siding, because high pressure can damage them.
How much does pressure washing cost?
It depends mainly on the area, the surface and its condition. The estimate is free, and we confirm the final price before any work starts.
