Sweeping polymeric sand into the joints of a paver patio in Tampa Bay.
Pavers or concrete?
The steps depend on the surface. Choose yours.
Pavers
Method
After pressure washing, polymeric sand is swept into the joints, compacted and activated with water so it hardens. The sealer goes on next.
Equipment
Polymeric sand, penetrating sealer.
We avoid
Sealing a surface that is still wet.
Concrete
Method
The clean, dry concrete gets one or two coats of penetrating sealer.
Equipment
Penetrating sealer.
We avoid
Glossy coatings that change how the concrete looks.
Cracks
Method
Cracks and joints in exterior concrete are cleaned, prepared and filled with a flexible sealant, so water stays out.
Equipment
Flexible sealant.
We avoid
Sealing over open cracks.

Why pavers and concrete wear out in Tampa Bay
Sun, summer storms and ants work on outdoor surfaces all year.
Joint sand washing out
Afternoon downpours from June to September wash the sand out of open paver joints, and the pavers start to shift.
Polymeric sand is swept in, compacted and set with water, so it hardens and stays in the joints.
Weeds and ants
Weeds and ant nests move into open joints, along the edges and around pool decks.
Filled, sealed joints leave them less room, as on a backyard paver patio we restored in South Tampa.
Sun, oil and rust
Strong sun wears down the color of bare pavers, and oil and rust leave stains in unsealed concrete.
A penetrating sealer protects against water, oil and rust stains and makes the next cleaning easier.
What sealing does
Sealer protects pavers and concrete against water and against oil and rust stains, and it makes the next cleaning easier. On pavers, polymeric sand also stabilizes the joints and helps stop weeds, ant nests and sand washout.
Where we seal
Driveways, patios, pool decks, walkways and garage floors, on pavers and on concrete.
How long a paver job takes
Two to three days: preparation and sand on the first day, sealing on the next. The sealer then needs about 48 hours to cure before you use the surface again.
Pool decks
A pool deck gets the same preparation, and around the pool we mix an anti-slip additive into the sealer. If the pool cage needs cleaning too, see pool cage cleaning.

Sealing is priced per job, mainly by the area and the work the surface needs first.

Questions about paver and concrete sealing in Tampa
How long after pressure washing can pavers be sealed?
Once the surface is completely dry, usually 24 to 48 hours after washing. We never seal a surface that is still wet.
Can you refill the paver sand without sealing?
Yes. We can fill and stabilize paver joints with polymeric sand only, without the sealer.
Will the sealer make my pavers shiny or slippery?
We use a penetrating sealer in a matte or satin finish, with no added gloss. Around pools we mix an anti-slip additive into the sealer.
How soon can I use the driveway or patio again?
About 48 hours after the last coat of sealer.
Do you seal concrete driveways too?
Yes. Clean, dry concrete gets one or two coats of penetrating sealer, and cracks and joints are filled with a flexible sealant first.
Do you seal pavers in Tampa?
Yes. At a home in South Tampa we restored a backyard paver patio: we cleaned the pavers, swept new polymeric sand into the joints and finished with a penetrating sealer.
How much does paver sealing cost?
It depends mainly on the square footage and whether the joints need sand. The estimate is free, and we confirm the final price before any work starts.
